What is a home warranty?

A home warranty is a one-year service agreement that helps with the cost to repair or replace covered home system components and appliances when they inevitably break down due to normal wear and tear. When you request service, depending on the coverage purchased you may have a $100 dollar Trade Call Fee to initiate the service request. A licensed, independent contractor will schedule an appointment with you to determine the issue. If the problem is covered by your home warranty, Dwellness will direct the contractor to repair or replace your covered item subject to the limitations and exclusions of the home warranty. How is a home warranty different from homeowners insurance?

Homeowners insurance usually provides coverage for things such as theft, floods, fire or other natural disasters. A home warranty is designed to protect your budget when covered components of your home’s HVAC, Plumbing, Electrical, and appliances break due to normal wear and tear.

What does a Dwellness Home Warranty cover?

What’s a Trade Service Call Fee?

The Trade call fee is $85 for the service requests you make under your warranty plan.

You’ll pay one fee for each individual Trade professional contractor (A/C tech, appliance repairman, plumber, etc.) that comes to your home to provide service. Each trade professional that is dispatched out will require a separate $100 dollar Trade Call Fee.

I have an older home. Will Dwellness offer coverage for my home?

Yes, we cover homes old and new it does not matter Dwellness has you covered.

When can I start using my plan?

You can start requesting service 30 days after you buy your warranty, or if you would like we offer a free mechanical inspection after your purchase and can start your coverage immediately following the inspection. Should you wish not to have the 30 day wait period.  If your home warranty was part of a real estate transaction, your coverage starts the day of closing.

Will Dwellness allow me to choose my own contractor?

Dwellness is unique in the area that we self service. Our techs work for us in many cases, so having to use an outside contractor is rare. In the event an outside contractor is needed, we will assign a contractor to reach out to you as quickly as possible. In rare instances, Dwellness may offer you the ability to choose your own contractor. If we authorize this the service contractor must be licensed where applicable, qualified in the applicable state and Trade, adequately insured for worker’s compensation and third-party general, and have automobile liability coverage. The chosen contractor must provide a diagnosis and itemized bid to Dwellness before any work is performed. Dwellness will reimburse only for the covered items that were authorized per our terms, conditions, and limits set forth in our contract.

How does a home warranty work?

  1. When a covered item breaks down, request service online or call 702-641-8888.
  2. Pay your Trade Service Call Fee.
  3. Your contractor will contact you to schedule an appointment.
  4. Your contractor will diagnose your problem.
  5. Based on the contractor’s diagnosis, Dwellness will determine whether your problem is covered by your home warranty. If it is covered, the contractor will repair or replace your covered item subject to limitations and exclusions.
  6. Dwellness will follow up with you to make sure your problem was resolved to your satisfaction.

Do I need an inspection or maintenance records before I can buy coverage?

No, you can purchase a home warranty from Dwellness without an inspection or maintenance records being furnished

Are there any exclusions to my contract or limits to my coverage?

Yes, we cover breakdowns that occur due to normal wear and tear. For instance, a faucet that breaks down due to normal use would be covered. A child drops a toy into a toilet and flushes it is not normal wear and tear and thus would not be covered. Please review the sample contract for additional information on limits and exclusions. How long does my contract last?

The standard home warranty contract is 12 months. We do sell multi year policies as well.

How do I request service?

Once your coverage begins, you can request service 24/7 online. You can also call 702-641-8888 to request service.

Is there a limit to the number of repairs during my contract term?

No. We do not place a limit on the number of covered repairs, although some coverage limitations and exclusions, such as dollar amount caps, may apply. Please review the sample contract for a specific list of coverage limitations and exclusions.

How does Dwellness determine if my claim is approved or not?

We evaluate the diagnosis and pictures sent in from the contractor that was sent to your home.

How long until my covered item is fixed?

The majority of the time, the covered item is repaired or replaced on the initial visit to the home. Occasionally we have supply disruptions in waiting for parts, or labor shortages. In the event of a delay, we will fix the item as soon as possible.

Who are the contractors that Dwellness sends to my house?

Dwellness in most cases self performs… meaning since we are a licensed contractor we often times send out our own techs. This reduces delays and increases the level of service we provide to our customers each and every day. If we send an outside vendor, rest assured, they are licensed, insured, and capable of handling any repair that you may need.

We thought the issue was fixed, but it’s not. Can the contractor come back?

Yes, we offer a 30-day workmanship guarantee, which means if you have an issue regarding your completed repair within 30-days of service, we’ll send a contractor back out for free. Either request service online or call 702-641-8888.

What if you can’t fix my covered item?

If we determine your covered appliance or system component can’t be repaired, we’ll offer a replacement, or send you a check for the cost to Dwellness for the repair (up to the limit stated in your contract, minus the cost incurred to diagnose the problem).

If I have more than one air conditioning system or refrigerator, are those covered too?

Absolutely. We automatically cover multiple systems and appliances within the same home. See our Essential Pan, Enhanced Plan, and Premium Plan.

Do you offer roof coverage?

No, we do not offer roof coverage at this time.

Can I purchase coverage for my pool?

Yes. You can add coverage for your pool and in-ground spa to any of our plans. Optional coverage has to be added within 30 days of closing escrow.

Do you offer monthly payment options?

Yes, you can pay monthly or annually. If there’s a specific day you want to start your billing cycle each month, call 702-641-8888. You can also pay by checking account, credit or debit card. We also accept payments in our local office please call for details.

How much do I pay when I request service?

A Trade Call Fee will be due for each claim placed of $100.00

Will I have any out-of-pocket expenses?

Depending on the situation, you might. When you request service, you’ll pay your Trade Service Call Fee. In addition, you may be responsible for any repair or service costs that aren’t covered by your home warranty. For full coverage details, including limitations and exclusions. Do I get a discount for covering more than one home?

Yes, you’ll get a $25 discount on coverage for each additional home (under 5,000 square feet). Not available on real estate pricing or property management.

Absolutely. A home warranty can help protect your budget when a covered item like your A/C or water heater breaks down. How do I set up my online account?

How do I make sure my coverage continues/renews when the year is up?

If you have set up automatic payments with us, we will send your next year’s agreement at least 30 days before your current contract expires. If you do not have automatic payments set up, you can contact us to continue coverage by logging into My Account or call 702-641-8888

Can I cancel at any time?

Yes, you can cancel at any time.

If you cancel your contract within the first 30 days of your coverage, we’ll refund your contract fees minus any service and claims incurred by Dwellness.

If you cancel your contract after 30 days, you’ll receive a pro-rated refund of your contract fees for the rest of the contract term, minus a cancellation fee of $25.00 (where permitted by law) and any service or claims costs incurred by Dwellness.

How do I cancel my contract?

To cancel your contract, please call 702-641-8888 and a customer representative will assist you. At this time, the MyAccount tool does not support cancellation.

Please note, if you are moving, you can transfer the remainder of your plan to the new buyer and set up coverage for your new home. Call 702-641-8888 to transfer your warranty.

What is a real estate home warranty?

A Dwellness Real Estate Home Warranty is a service agreement that covers the repair or replacement of many major home system components and appliances. It is available to sellers (limited listing coverage) and buyers typically via their real estate brokers in the context of a real estate transaction only.

Why do I need a real estate home warranty?

If one of your home’s appliances or systems breaks down, it can mean more than just your air conditioning or dryer not working — it can also mean having to cover an unexpected expense. Instead of paying the full retail cost to repair or replace a covered item, a real estate home warranty can help you manage the costs of unexpected, covered breakdowns.

Why is buying a real estate home warranty a good decision for my budget?

A real estate home warranty helps protect your budget when a covered item breaks down. You pay your Trade Service Call Fee when you request service instead of paying the full retail cost of repairing or replacing a covered item out of pocket. You are also responsible for any costs not covered.

Can I add a real estate home warranty to the house I’m buying after closing?

You can add a warranty to your new home at any time, but you must add the warranty to your new home within 30 days of closing to take advantage of our special real estate pricing.

How does a real estate home warranty work?

Dwellness has three home warranty plans designed for residential real estate transactions.

What are the real estate home warranty plans offered?

Dwellness Home Warranty offers three high-value home warranty plans at an affordable price for real estate customers:

  • Essential Plan – covers components of the most critical home systems that are often the most expensive to repair and replace (heating, air conditioning, plumbing, and more).
  • Enhanced Plan – covers items included in the Essential Plan plus extra coverage for common out of pocket expenses
  • Premium Plan – offers the most comprehensive coverage, including the items in Essential and Enhanced Plan combined, plus some additional home services like HVAC, Plumbing, and Electrical Preventative Maintenance, and service within 24 hours* for plumbing and HVAC claims.

What if I am building a home?

Our new construction plan provides coverage from years 2-5 for a total of four years of home warranty protection.

Are multiple systems and appliances covered under a Dwellness Home Warranty?

Yes. If you have more than one of the following home systems or appliances, they’re included in your coverage. (up to 5,000 sq. feet)

  • Air Conditioning Systems

  • Electrical – multiple items of hard-wired home electrical system
  • Plumbing – multiple items such as lines, faucets, shower heads, stoppages, etc.
